Buy to let
Purchasing a property to rent out giving both an income and future investment has become a popular form of saving in recent years.   In the current economic climate it is more important than ever that you are well advised before you commit to your purchase to make sure that the proposed investment will meet your requirements in terms of income and/or long term investment.

We have a number of regular clients purchasing property on a Buy to Let basis and can offer you considerable advice both before and during your transaction.

The requirements for obtaining a Buy to Let mortgage are different from those in connection with buying a residential home and we can advise you with regard to these requirements and we are often aware of products available from local lenders or specialist lenders offering exclusive deals.  

Auctions
If you are considering purchasing a property at auction either as a home or for investment purposes it is essential that you contact us to discuss your proposals prior to the date of the auction.

It must be remembered that once you bid for a property at auction you are committed to going ahead with the purchase as soon as the hammer falls and neither party can thereafter withdraw without incurring severe legal penalties. 

Most properties offered for auction will legally require a Home Information Pack to be available and this should be obtained from the auctioneers before the auction.  We would recommend that you purchase our pre auction report which will check all the title and searches available in the Home Information Pack so as to be able to advise you on any adverse matters or just as importantly to advise you of any potential matters arising which have not been clearly revealed.  Much of pre auction reporting is experience in reading between the lines.  In the event that you are succesful at the auction our pre auction report charge is set off against our usual conveyancing fee.

Completion of a property purchased at auction usually takes place after 28 days so it is important to ensure that you have in hand all your financial arrangements prior to the date of the auction.

We can offer you a pre-auction legal service whereby we can examine all the documents available from the Auctioneers and report to you on the property for a fixed fee of £350.00 plus VAT.   In the event that you purchase the property at the auction this fee will be deducted from our usual conveyancing fee.

Business Leases
When purchasing leasehold property it is particularly important that you are aware prior to your purchase of all the obligations contained in the Lease such as maintenance and repair of the premises and any restrictions or monies payable in respect of rent or service charge.

We will make full investigations on your behalf and ensure that you are fully aware of all the responsibilities contained in the Lease and will ensure make sure that the current lessee has met all their obligations so that you will not inherit any problems with the Landlord either due to a dispute or outstanding financial obligations.

Granting a lease
Where you are the freehold owner of a property and wish to grant a Lease, either for business premises or for residential premises, we can assist you in drawing up a Lease.  We will ensure that the Lease adequately protects you as the Landlord and ensure that all appropriate provisions are contained in the Lease for the Lessee to carry out all necessary obligations.

Once the Lease has been drawn up we will discuss the wording with you to ensure that the same meets your requirements and will deal with all enquiries raised by the purchaser’slawyers in connection with completing the grant of the Lease.

We can continue to assist you as Landlord after the grant of the Lease either generally with regard to the carrying out the obligations on behalf of the Landlord or advising you in the event of any dispute arise with the lessee.
